Loved the amazing friendly and helpful  staff, who gave us good advice and discussions. Great location in central Gion in a quiet street but walking distance to almost anything.  Great variety and range of eating places and the river close by and of course as many temples as you need with cool peaceful gardens as well as museums. Nishiki Market is a short bus ride or interesting 20min walk.  The room was beautiful and fully equipped incl a small kitchenette, electric blackout curtains and lots of tech Breakfasts were copious and varied to suit most tastes, best scrambled egss in Japan. Amazingly bestiful designer chairs in a little sitting area and free laundry room was an unexpected bonus!

American and Asian breakfast options are available at the accommodation. Great location with relatively close walking distances to most places. Rooms are very spacious and spotlessly clean with good amenities. The staff are awesome, friendly and very helpful. There are some great little cafe's close by serving Australian style coffees and lots of restaurants to satisfy every diet. The Hotel also has a cafe serving breakfast and afternoon/evening snacks and drinks as well. From the outside it doesn't look like much but inside this place is one of the better boutique hotels for sure. I highly recommend this hotel.
