I stayed at this apartment for a total of 5 nights to recover from long hours of travel. The rooms is clean, well-organized and spacious. The bed was very comfortable. Well-equipped bathroom with lovely amenities for the shower. Spacious fridge inside the room itself with a complimentary bottle of water. There is a shared kitchen that has a larger fridge and offers a coffeemaker. Mirella will leave you with vouchers so you can get a coffee and a small breakfast roll in a nearby café. Very easy communication through whatsapp with Mirella to get the key and afterwards easy access to the apartment. With the blinds down I had 5 nights of perfect rest. Central location near the train station

I had a wonderful stay at the hotel! The room was clean and tidy, and the bathroom was large and spacious. The staff was a highlight of my experience—friendly, easy to communicate with, and he provided a thorough explanation of the jacuzzi facilities. Their swift response to my needs was truly helpful. Beautiful antique interior, friendly staff, very comfortable bed and amazing bathroom. We even got a free upgrade to the suite. Relaxing in the bubble bath after all the walking was very welcome. Would definitely recommend this property, especially for couples!

A spacious room, with a seating area and tv, a bed area with TV and spa and bath room. It was delightful. Coffee, tea and a bottle of coke, water, beer and a small bottle of Prosecco were provided as well as biscuits. The TV, and WiFi worked well. The bath area was spacious. The host Gabriele was superb. He was quick with communicating with me, answered all my questions with care and understanding, and explained how to get to the villas. He provided a list of restaurants that gave a 10% discount. Very attentive to every need.The accommodation is a 3 minute walk from villa d'este. Cafes and restaurants are nearby so of course you can hear the street sounds but it is very conveniently located. The bus stop to take the bus to villa Adriana is 3 minutes away. The tourist information is across the street.

The location was perfect. Everything was really wonderful. However, the host was the most amazing host yet. He really took good care of us. He obviously saw we were in need of help. Handicapped husband etc. I can not thank him enough.

We booked this B&B without much expectation. I didn't expect the location to be as good as it was. So I was very surprised by the wonderful owner, Filippo, and the location. When I arrived he was waiting for me outside. He then carried my luggage to our room, explained his family history and showed my husband how to get to the car park (he helped us by checked in and checked out). The room was very nice and I especially liked the bathroom, which was newer and more modern than the four-star hotels I had stayed in before (Tarquina and Orvieto), including the shower booth. I thought the rooms would be more old-fashioned, but they were clean and had air conditioning. There is also a nice terrace on the roof. Another pleasant surprise was the location. There is a church next door and the sound of the bells is very pleasant. There is also a vegetable market on the square. Breakfast was coffee and croissants in a good café, paid for by Filippo. The Este Villa is an eight-minute walk away. Este Villa has a wonderful garden. Villa Adrienne is also a 10-minute drive. Many restaurants are within a few minutes' walk. Supermarket almost on the doorstep.

    So this place is amazing. The view is simply stunning. Giulia and her father were wonderful hosts. Nothing was any trouble. The place is so quiet, with a pool, wonderful grounds. Oh how lucky are they! Perfectly safe with private parking. A dream place.

    Fabulous stay, loved the private terrace off our loft room, the pool was excellent Guilia and her family were amazing hosts. Lovely breakfast, we made some short sightseeing trips to Tivoli and Subiaco and Montecelio hill top town. Definitely recommend.
