Breakfast is wonderful, it is served in warm, straight from kitchen, all food are fresh, there is Day Room and kitchen with complete cooking utensils, microwave, fridge, dish washing machine, ironing board, very clean & comfortable. Bed is big & comfy. Bathroom is clean with hot & cold water. The owners are friendly & helpful. Definitely will go back there when I visit Edinburgh again.

This was one of the best B&B's ever. The old townhouse was located in a beautiful cul-de-sac, about 15 minutes beautiful walk from the historic center of Edinburgh - several walks to choose through the parks and along the canal nearby. The room was just amazing with floor-to-ceiling windows and beautiful decoration and small garden below. Big bonus was also a great small restaurant around the corner (reservation needed) and easy distance to the airport. There are 1-2 parking places available - book beforehand!

The rooms were very new and clean. The furnishing is like brand new. WiFi was also fast. My guess is that they have renovated and the place was very well maintained. The location is not so far away from town. The bus stop is just outside this property. It takes only 15-20mm to reach town. Sharon who was on duty was very friendly and helpful with good local knowledge to help us get to the places of interest. I’d strongly recommend especially if you’re traveling to Edinburgh for the first time.

Our host, Louise was very helpful and friendly, since we had a problem with our hired car. She offered us even her mobile to contact the car rental company. Each day she gave us a new bag with some snacks and tee and coffee bags. The room was clean, nice bathroom and the beds were comfortable. Everything well maintained. We had the superior double room on the backside, very noise free room. The only shortcoming, the room was a bit small as usual in UK. 14 m2 is not that much 😉. So, if you need more space, book the “Superior double or two bedrooms”. On the backside of the guest house, you can park your car, enough space, just be carefully driving your car through the somewhat tight entryway. So, all in all we were very satisfied.
