Could not recommend this place more! It’s a short walk (10 minutes) from Khiva Old Town but is outside the city walls so is considerably cheaper than the hotels inside. The room we had was pleasant, with a humungous TV and comfortable beds, and everything is very clean. The rest of the hotel has loads of facilities; a good bathroom with a rain shower, big breakfast table, a gym, outdoor seating area, and BBQs outside. Helpfully, theres a bar and restaurant attached with pints for 10,000 SOM that is open until midnight, which we made good use of. The owner is incredibly kind, and could not do more for you. He organised us a tour of Karakalpakstan cheaper than the others we found, a driver to Bukhara when there weren’t any trains from Khiva, and was happy to print off some documents we needed. Laundry (and ironing) is included, as well as breakfast which is a traditional fare of bread, jam and cream, sausage, eggs, nuts, samsa, and tea and coffee. If coming to Khiva, book here! Perfect location, clean and new, and exceptionally friendly and helpful staff. We were very happy with our stay.

Everything is completely new and perfectly clean. Great location next to the train station and in proximity of the old town. Good and prompt communication with the owner. The apartment has everything one needs with a well equipped kitchen, bathroom, washing machine and good WiFi. Excellent value for money, fully recommendable.

I loved my time staying here. The hotel is in an old madrasa outside Khiva’s old town but a short walk there. The room was interesting and breakfast was served daily in the courtyard. The owner was kind and helped with many things, as was everyone working here. I stayed longer than originally planned and I’m glad I did. also if you take the trolly from urgench it stops just outside the hotel!

Very friendly and helpful staff, lovely breakfast and when we returned from dinner we got amazing fruits from the owner. Would definitely recommend staying here!
