-Check-in: after 3:00 pm | Checkout: by 10:00 am -No smoking, parties, or events In line with the Short Term Rental Accommodation (STRA) Legislation (NSW 2020), guests must follow these rules. -Please inform us of any extra guests or day visitors for safety and insurance purposes. -In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay. -Maximum overnight guests: 14. Day visitors: up to 7 extra people (total max 21 on the property at any time). Written approval is required for any visitors beyond booked guests. -No smoking—evidence of smoking may incur a 500 AUD fine. -Respect our neighbours—no loitering outside or in shared areas, and please keep noise to a minimum, especially after 9 pm. -This is a strict no-party home. Breach of house rules may result in eviction without refund. -We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking as there is a pet fee of 110 AUD per stay. -Pets are to be kept within the confines of the cottage courtyard and are not be taken off the leash pass the fence down the paddock. This is a working nursery and there are resident dogs on site. Please do not allow your pets on any of the furniture. -Late check-outs or early check-ins must be requested in advance and may incur a fee. -Date changes are only possible if your check-in is more than a month away and are subject to approval and possible surcharges. -Suitable for kids; high chair & travel cot in bedroom cabinet (no linen). -Access to the Nursery which is 223 Sproules Lane is within walking distance. -Access to the dam is via the gate at the back of the house. -We only provide 1 set of keys for each stay. -Access details to be sent the night before.
