Ancarva is a contemporary luxury house with breathtaking views across the Tamar estuary to the Mount Edgecombe Estate. Ancarva is situated within 2 miles of Kingsand and Cawsand and the fabulous beaches of Whitsand Bay.
The property is approached down a no-through lane and is within easy walking distance of both the marina and boat yard in the Southdown hamlet. There is ample parking for at least 4 cars and somewhere to store a dingy trailer if required.
The front door leads directly into an open-plan living room with an oak floor and full height sliding doors which lead out to a balcony . The kitchen has bi-folding doors that lead out onto a covered terrace which is ideal for outside entertaining. The kitchen has been designed with clean, minimalistic lines and has an island with an induction hob. The kitchen is very well equipped for those who like to cook! Both the lounge and kitchen enjoy panoramic estuary views to the front with the kitchen being dual aspect with rural views to the rear.
On the lower ground floor are four bedrooms, all enjoying glorious Estuary views. The two larger bedrooms have en-suite wet rooms and sliding doors leading out onto the terrace and lawn beyond. There is a floating pontoon which is available for guests to use during their stay. The pontoon provides direct water access onto the estuary for about three hours either side of high tide. Children and adults alike will love crab fishing off the pontoon. Please make sure your children are supervised at all times.

We live in the Cotswolds in an unspoiled location close to Cheltenham town. We farm rare breed Cotswold sheep and are accidental property developers.

Ancarva is located in the peaceful hamlet of Southdown on the Rame Peninsula, one of Cornwall’s most scenic and least discovered corners. This Area of Outstanding Natural Beauty offers dramatic coastlines, quiet beaches, and charming villages just minutes from your doorstep.
The marina and boatyard at Southdown are a short stroll from the property and Millbrook Village is just a 15 minute walk along the shoreline of the lake. Millbrook has a couple of convenience stores as well as an organic shop. The twin villages of Kingsand and Cawsand are just two miles away. They offer shingle beaches, waterfront pubs and restaurants, galleries, and coastal charm.
Nearby, explore the 865-acre Mount Edgcumbe Country Park with its stately home, formal gardens, woodland trails, and panoramic views over Plymouth Sound. Penlee Battery offers peaceful cliff-top walks and birdwatching, while Whitsand Bay’s golden sands and surf are perfect for beach days with RNLI life guards in season.
For day trips, head to The Eden Project (approx. 1 hour), home to vast biomes and sustainability exhibits, or The Lost Gardens of Heligan, a magical 200-acre estate with restored Victorian gardens and wildlife trails. There are also many National Trust properties to explore in the area and Port Eliot estate is also worth a visit.. To explore further afield without using a car, you can take the passenger ferry from Mount Edgecumbe across the river to Plymouth.
