Our Guest suite at No.26, has its own entrance and off street parking area.   Off the lobby is  a newly appointed shower room and separate w.c. for guests only.  
The bedroom looks out over the garden. It has one very comfortable 5' king sized bed and a desk and chairs. 
Children/babies/pets cannot be accepted.
There is an adjoining breakfast area with tea/coffee/ toast making facility . (This is not a kitchen, there is no washing up facility and the fridge is really tiny).  Continental breakfast is provided.
The house is at the centre of a small but vibrant village, on a no-through lane leading to lovely countryside, so we have minimal passing traffic and just walkers and dogwalkers along the lane. 
At the bottom of the lane are the Village Stores and Post Office, the King's Head pub  (hearty grub  - NOT  Mondays ), a hairdressers, a bookshop and the very popular Muffins Tea Shop!
NB The Village Stores closes 1pm Saturdays, Muffins at 4.30 every day
I (Fran) manage the property for my daughter Johanna, staying here with my husband whenever guests are booked and constantly doing renovations and DIY.   
The layout of the house enables guests to be entirely independent, but we are on hand if needed . We have lived in Sussex for many years and know the area well.  We have enjoyed travel all over the world in the past and really enjoy talking to guests about their homes if there is an opportunity.  
A continental breakfast is included , (OJ,cereal,yogurt, toast etc)
A lovely walk leads from Buttsfield Lane across country to Chiddingly , a village well worth visiting, with great pub (6 Bells) and Church .  If you have time to explore, East Hoathly is well situated just off the A22,  also with easy access to A27.   There is an hourly bus service  (NOT SUNDAYs)  between Uckfield  and Eastbourne.  Uckfield has Train to London, buses to Lewes, Brighton etc
The coast is an easy drive away , as are the beautiful areas of The South Downs National Park,  Ashdown Forest and The High Weald .
