Guests share a light, bright and well decorated dining area on the ground floor. Tea, toast and coffee making facilities in this area - a fridge with yoghurt and fresh fruit for guests' breakfast, and a small fridge for guests' personal use.
By arrangement with the host, guests can also have access via the top garden gate to a very attractive separate cosy sitting room on the upper floor, beautifully decorated and equipped with comfortable sofas plus a gas fire heater. This room faces south and west, looking over the stunning gardens and countryside beyond, and opens out on to a large south-facing balcony with garden furniture.

Janie is a retired business person and charity worker. She is a competent artist, walker, golfer and keen gardener. The decor of the B&B accommodation is bright and modern, with lots of character since the guest annexe is in a fully renovated 16th Century haybarn.
Janie takes great pride in presenting her rooms in immaculate condition, and thoroughly enjoys making guests feel welcome, from the time of their booking to the time they leave. The accommodation is spotlessly clean, warm, comfortable and luxurious. The host is always prepared to go the extra mile to satisfy guest's needs, whether practical or dietary, but at the same time allowing guests plenty of space and independence; you will feel completely free to come and go as you please via your own private entrance.
Tucked away off the busy tourist track, in the pretty village of Sedgeford - yet within a short distance of the stunning North West Norfolk coast with its famously vast sandy beaches, creeks, marshes, RSPB reserves and beautiful countryside.
The area is brilliant for bird-watchers and nature lovers, surrounded by unspoilt countryside with wonderful walks. Visit Holkham and Houghton Halls, iconic 18th Century stately homes, both open to the public. Or pop up to Sandringham House, just up the road a few miles with its fascinating royal history, pretty garden and thousands of acres of woodland. The well known shopping town, Burnham Market, is only about 1/2 away, and beyond that the famous old seaport of Wells-next-Sea.
Famous for its eateries, this part of Norfolk boasts a quantity of gastro pubs, restaurants and little local coffee shops and stores. (Its very important to make table reservations ahead in high season: contact Janie your host for any help and advice you may need). A few minutes away in the village is a good pub and restaurant, recently renovated.
The location of the Norfolk Haybarn is extremely peaceful, quiet and tranquil - yet it is a 5 minute drive to many shops, a BP garage and a wonderful Farm Shop/Delicatessan at the Lavendar Field in Heachem.
