Original stone walls and timber beams meet modern conveniences. Large windows frame the countryside and fill the rooms with light. The house welcomes you with a wide entrance staircase and an antique staircase that connects the living floor to the sleeping floor. In the house you’ll find TV, Wi-Fi, a large sofa in the living room and a room dedicated to the dining table. The kitchen is fully equipped with gas stove, oven, fridge-freezer, dishwasher, kettle, coffee maker, toaster, and microwave. The house has a laundry room on the ground floor with a washer and dryer. The apartment is independently heated. The house does not have air conditioning but has floor fans that help keep rooms comfortable with the natural breeze.
Upstairs there are two double bedrooms. One full bathroom and one half bathroom are on the upper floor. An additional full bathroom is located on the main floor.
Guests have exclusive access to the house and its grounds. From the driveway, an external staircase leads to the front door. An internal staircase connects the main living area to the upstairs bedrooms. Parking is free and private, located next to the house. The laundry room is accessible from the ground floor

The medieval village of Panicale, known as “the most beautiful natural terrace in Umbria,” retains its ancient castle-like structure with elegant concentric squares, such as Piazza Umberto I with its 1473 fountain, and the charming Collegiate Church of San Michele. The location is calm and convenient—perfect for those who want to explore Umbria at a relaxed pace while being a short walk from cafés, bakeries, and cultural sites. Main attractions include the Church of Sant'Agostino with Perugino's fresco, the Municipal Picture Gallery, and the medieval walls. For food lovers, the village is also home to the Michelin Guide. In the surrounding area, visitors can enjoy scenic nature trails and seasonal local festivals, including: Festa dell’Uva (Grape Festival) in September. Only 10 minutes on foot to reach the village of Panicale, where you’ll find cafés, a small grocery store, one local bakery, and a handful of restaurants including a Michelin-starred option nearby. By car you can visit Perugia (35km), the Sanctuary of Mongiovino (8km), Città della Pieve (5km), Assisi (60km), Orvieto (35km), Arezzo (56km), and Castiglione del Lago. The Chiusi - Chianciano Terme train station is 20km away and connects to Florence and Rome. Lake Trasimeno with its natural walking paths is only 5km away. You can also explore local bike and walking routes such as the “Perugino Trails” that connect Panicale to Castiglione del Lago. Nearby, you’ll also find Acquapark di Tavernelle, a large outdoor water park with pools, slides, and kids ’ areas about 10 km away.
