Neighborhood Tips - Cai Residence (Garden Villas 3, Phase 5) Getting Around: Cai Residence is inside Garden Villas 3 Phase 5, a residential area that connects easily to Rizal Blvd, Leon Arcillas Blvd, and Balibago Rd. You can reach SM Sta. Rosa, Enchanted Kingdom, and Nuvali within 5 - 15 minutes depending on traffic. Food & Essentials: May maliliit na sari-sari stores and carinderias nearby for quick buys. For more options, SM Sta. Rosa and the Balibago commercial strip are less than 10 minutes away, perfect for groceries, coffee, or dining out. Traffic Notes: Rush hours usually start 4 AM – 8 AM and 4 PM – 8 PM, especially on the main roads outside the subdivision (SLEX exits and Rizal Blvd). If possible, plan arrivals or errands outside these hours para iwas-traffic. Noise Level: The neighborhood is generally peaceful, but you may occasionally hear big-bike engines or vehicles passing inside the subdivision at night. It’s not constant and usually brief - guests who prefer a quieter sleep can simply close the windows and keep the air-con on. Parking & Safety: Street parking is available near the unit.
